Separate Accounts are special purpose companies that hold single properties or property portfolios on behalf of individual investors (or small groups of investors). Morguard currently manages 23 Separate Accounts for our investors. Holdings include 156 properties representing 16.7 million square feet of office, industrial and retail space valued at approximately $3.2 billion
Structure
- special purpose companies providing all investors with direct real estate investments in properties
- an individual investor (or a small group of investors) owns all of the shares of the company which holds the assets; income is flowed through to the investor on a pre-tax basis
- investors take an active role in the initial acquisition decision and in major decisions regarding the ongoing management of the asset
Investor Profile
- this structure is suited to larger institutional investors, who can assemble a well-diversified portfolio of properties through direct ownership
- investors require sufficient in-house real estate management expertise to make major decisions regarding the selection of properties, the approval of strategic plans, and the approval of major capital expenditure and leasing decisions
