Morguard Residential is an established residential development and management company that provides comprehensive management services to both owners and tenants throughout Canada.
We have managed residential properties for more than five decades and own one of the largest multi-residential portfolios in Canada. Currently we manage approximately 10,000 units across Canada.
We also build large-scale condominium projects in the Greater Toronto Area, and provide third party property management services. Morguard Residential’s experience and capabilities have allowed us to establish a new lifestyle standard in the rental marketplace and attract and retain desirable tenants over the long term.

A key element in our growth strategy is careful, skilled and active management of all properties. Morguard Residential performs this role, largely with in-house resources, including district managers, property managers, site managers, building superintendents, landscapers and support personnel who are full-time members of the group. In the greater Toronto region, our head office has 20 operational staff ensuring a consistent quality in delivering services and effective cost control.
Many of our fully qualified and experienced staff have professional accreditation complimentary to residential property management. Our Managers are fluent in all Acts governing rental properties across the country.
Property Management
The management of residential properties is an increasingly complex area that requires a high level of sophistication particularly in the area of revenue management. Rental rates are set by market forces but are still subject to regulatory guidelines dependent on the tenure of tenants. Morguard Residential’s property management group is particularly skilled in these areas and in the management of controllable expenses.
Our team has vast experience in the implementation of complex upgrading and refurbishing of established rental properties to reposition them and enhance revenue and returns to create value. They have extensive knowledge surrounding issues of design, costing, construction and operations. Several successful refurbishment projects have been completed in the last several years.
building management
- Supervise and implement routine and emergency maintenance of the projects.
- Receive and review resident work requests and authorize their completion.
- Tender, retain and supervise trades.
- Purchase maintenance equipment.
- Communicate to the Landlord the long-term maintenance needs of the building.
- Administrate the parking policy.
- Provide full-scale marketing and rental services to the site.
reporting
Our extensive reporting package includes:
- Preparing, maintaining and presenting the annual budget to the Landlord for approval.
- Submitting accurate and timely financial statements.
- Providing service as the “purchasing agent” for the property.
- Preparing all cheques, maintaining all financial records, and timely disbursement of all funds on accounts payable.
- Liaising with, and providing all appropriate documentation to outside Accountants for the annual audit.
- Collecting rents, parking fees and any related assessments to the tenants, as well as arrears. Engaging appropriate legal services for the collection of delinquent accounts.
- Advising the Landlord on the building’s financial management on an ongoing basis.
