We are pleased to announce that 400 St Mary Avenue has been honoured with the Building Owners and Managers Association (BOMA) Manitoba 2023 Earth Award in the Office Building Category.
This marks the third time that 400 St Mary Avenue has received the BOMA Manitoba Earth Award, previously being recognized in 2015 and 2018. Morguard’s dedication to sustainability is evident through its consistent achievement of Building Owners and Managers Association, Building Environmental Standards® (BOMA BEST®) ‘Gold’ certification for this property.
The BOMA Manitoba Earth Award is renowned for its stringent standards and recognition of buildings that excel in environmentally sound management and resource preservation, including occupational health and safety criteria. This certification highlights the building’s exceptional performance on the comprehensive program assessment, scoring higher than 80%, as well as its adherence to the program’s best practices for energy and environmental management.
The success of 400 St Mary Avenue’s sustainability initiatives can be attributed to a combination of factors and projects that have been undertaken over the years:
- LED Lighting Upgrades: All T8 bulbs were replaced with energy-efficient LED lights.
- Cooling Tower Refurbishment: In 2016, the cooling tower underwent a refurbishment, resulting in enhanced energy savings, water conservation, and improved tenant comfort.
- DDC Building Controls: The installation of new building controls has significantly improved the management of the building’s systems, reduced maintenance and repair costs as well as troubleshooting time.
- Roof Replacement and Insulation Upgrade: In 2019, the building’s roof was replaced, and partial insulation was upgraded.
- Chiller Replacement: In the first quarter of 2022, 400 St Mary Avenue completed the replacement of its chiller system, contributing to greater energy efficiency and reduced environmental impact.
- Elevator Modernization: Currently underway is the elevator modernization project.
